Park Springs is metro Atlanta’s premier award-winning continuing care retirement community. Park Springs offers active, independent, resort-style living for those 62 and older. Park Springs is located on the east side of Stone Mountain Park off Highway 78 and West Park Place Boulevard on Bermuda Road. The community is surrounded on three sides by the beautiful Stone Mountain Park golf courses.
A continuing care retirement community (CCRC) offers members a private, independent home, a variety of amenities and services and equally important, wellness and healthcare services which members can access as they desire and need. These services are available within a campus environment where the emphasis is on maintaining an independent, active lifestyle. As a continuing care retirement community, Park Springs is licensed and regulated by the Insurance Commissioner and Department of Community Health in the State of Georgia.
Park Springs is owned by a Georgia Limited Liability Company whose principal owner is Isakson Living, the developer of the community.

The combination of local ownership and nationally recognized management is a strong and valuable asset for members.
Our 54-acre community includes 25 Golf View homes, 50 Mountain View cottages, 167 Park View Villas, 64 Overlook Villas, and 92 Golf View Villas. The 398 residences are one, two, and three-bedroom homes, many overlooking the beautiful Stone Mountain golf courses. Others offer views of the lake, park and mountain.
Members bring their personal furnishings to make their new home uniquely their own. Park Springs offers flexible choices of upgrade options. These options include carpeting, flooring, appliances and extras like bookshelves and crown molding. Customized upgrades are considered as well.

Park Springs boasts a comfortably elegant clubhouse that offers chef-inspired dining, a pub, a bistro, library, computer center, art room, theater, and woodworking shop. Our state-of-the-art fitness center includes an indoor pool, warm water therapy pool, exercise room, spa, and day lockers. The community also has a lake, walking paths, garden space, a petanque court, and a greenhouse. Members enjoy on-site services like banking, convenience shopping and a beauty/barber shop; and everything from interior and exterior maintenance to security, utilities, landscaping, bi-weekly housekeeping, annual deep cleaning and scheduled transportation. Other services, such as additional meals, handyman services, laundry or more frequent housekeeping can be arranged on an “a la carte” basis.
In addition to the Park Springs Wellness Clinic for routine check-ups with our onsite medical staff and full-time physician, Cobblestone, which is Park Springs’ health center, offers assisted living, skilled nursing, and memory care. Cobblestone’s amenities include well-appointed private suites, separate dining rooms, activity areas, therapy room, outdoor courtyard and garden area. The nursing care accommodations exceed the State of Georgia licensure requirements, as well as Medicare certification. Residents also have the availability of in-home health services. Park Springs’ wellness programs focus on preventative healthcare initiatives for members. The fitness center, indoor swimming pool, warm therapy pool and onsite rehabilitation services allow members to receive the full spectrum of preventative and restorative care. Transportation to off-campus doctor appointments is also available.
Members pay a one-time entrance fee that entitles them to the exclusive right to live in their selected residence and provides access to and complete use of all campus amenities. The entrance fee also assures members access to the onsite healthcare center, either for a temporary or permanent need. Also included are 90 cumulative days in skilled nursing at no additional charge, other than additional meals and ancillary charges. The entrance fee does not deliver title to the residence. If the member leaves for any reason, a portion of the entrance fee may be refunded to the resident or to his or her estate upon receipt of the next entrance fee for the residence. Yes. Whether a member chooses a villa, cottage or home, a monthly service fee is charged. It covers all amenities and services, dining, taxes, and utilities. Please see our Compare the Value page for more details.
In order to be a Park Springs Member, you or your spouse must be at least 62 years of age and possess income and resources sufficient to meet financial requirements. You or your spouse must be capable of living independently.
Once your residence has been selected, 10% of the entrance fee is required in order to reserve the residence. The balance of the entrance fee is due within 90 days.
Ask a Residency Counselor for details about the Park Springs Vintage Home Plan and Moving Services which include assisting with preparing your home for market, packing, moving and unpacking. You may even be able to defer a portion of your entrance fee until your home has sold.
